Property Occupation Register Pt2
New week, new regulations! From 1 July 2025, new rules for short-term lets in Gibraltar come into effect. Part 2 of the Register of Property Occupation Act kicks in, creating a clearer, fairer system for landlords, agents and guests.
Why it matters
Globally, short-term lets have boomed since the pandemic and Gibraltar’s no stranger to this trend, but until now there hasn’t been a dedicated regulatory framework. The new setup is designed to bring some much-needed structure, without piling on the red tape.
What’s changing?
- New STLs must be registered before you start renting or even advertising.
- Existing STLs must register by 30 September 2025.
- Private landlords will register via their eGov accounts.
- Estate agents can use their existing RPO agent accounts.
What the Ministers say:
- Minister for Business, Gemma Arias-Vasquez: “This introduces a straightforward registration process and aims to standardise this sector of the accommodation market through light-touch regulation.”
- Minister for Tourism, Christian Santos: “This framework helps create a more transparent short-term rental market with much-needed clarity.”
- Minister for Environment, John Cortes: “This is a welcome initiative that improves visibility of the range and types of accommodation available.”
